In the Southern New England and New York market most properties have previously been developed and many sites have contamination issues from historical use, which complicates the planning and execution of site improvements and development. Not taking into account issues such as the time and costs required for environmental investigations and clean-ups and for regulatory agency oversight can cause significant schedule delays and busted project budgets.

What if you could integrate the proposed site improvements into the overall site remediation plan, thereby addressing two issues at once for substantially less cost? Bob and Judy have spent years working together with our clients to coordinate environmental remediation and site development activities.

Examples include:

  • Development of a site grading plan to “bury” polluted soil, thereby making it inaccessible and saving off-site disposal costs
  • Designing site drainage to mitigate off-site migration of a groundwater plume
  • Implementing site improvements as engineered controls instead of implementing full scale soil remediation measures

The federal Opportunity Zone regulations also allow for using the tax reduction benefits of the program for the remediation and redevelopment of brownfields located within designated Opportunity Zones.
